As Expansion and Construction Manager, you will be responsible for the operational implementation of the Sephora expansion strategy in the Greece and Balkans (GaB) region, managing the existing portfolio (stores, office, warehouse), establishing store construction budgets and their follow-up (site visit and budget).

You will work in close collaboration with the Sephora GaB CoDir and the Sephora EME real estate team.

You will excel and enjoy this position if you are ready to actively handle the following missions:

On the Expansion side:

-identify and negotiate new store opening opportunities in line with the expansion plan
-prepare presentation files for the EME investment committee
-comment on and negotiate HOT’s
-property of existing stores (negotiate business rates, rent reviews, renewals)
-estimate coherent, costed estimates of capex, always with a view to optimizing costs + ensure that budgets are monitored, respected and in line with CER’s

On the Construction side :

-Lead the planning and execution of construction projects including new store openings, remodelings, refurbishments, and relocations.

-Lead the bidding process for construction, maintenance, and cleaning services.
-Supervise construction manager, external architect offices and contractors, ensuring alignment with Sephora’s brand standards and project timelines.

-Develop the store network in line with the GaB expansion strategy in collaboration with the GM and EME Expansion Director.
-Identify and evaluate new growth opportunities: white spaces, store concepts, small formats, corners
-Participate with the finance team in building CERs with a view to establishing realistic, consistent budgets
-Manage relations with partners, landlords, real estate agents and local authorities
-Coordinate construction projects, including planning, design and execution, with a constant concern for staying within budget
-Provide regular reports on project progress.

-Degree in management, construction or engineering, real estate
-At least 3 years’ experience in a similar position (expansion and/or construction)
-Knowledge of the Romanian construction and property market; knowledge of other markets like Greece, Bulgaria, Serbia or Croatia would be an advantage
-Good network of real estate partners (city center and shopping center landlords, estate agents)
-Excellent internal and external communication skills; excellent negotiation skills
-Ability to work independently and as part of a team in the country and region.
-Ability to manage multiple projects across different countries.
-Willingness to travel within the region as needed.
-Fluent in English; knowledge of additional regional languages is a plus.
