Job description

Purpose of the RoleThe Development Director, reporting into the CIDO, will lead the establishment and growth of Nido Living’s development department across Europe, focusing on the delivery of Nido’s ambitious development and repositioning targets. The role requires building a high-performing team, creating strategic frameworks, implementing robust processes and tools, and leveraging a strong network within the European market. With a focus on Germany, Iberia and Italy, the director will drive Nido Living’s expansion by delivering innovative and sustainable student housing solutions.Key Tasks & ResponsibilitiesLeadership and Strategy

  • Help define and lead implementation of the vision, strategy, and operational framework for the development department.
  • Build and lead a multidisciplinary team, fostering a collaborative and high-performing culture.
  • Take a leading role in the development of the new Nido room and amenity product.

Project Development and Oversight

  • Oversee end-to-end project development, from assistance during acquisition to leading pre-development, delivery and, in collaboration with operations colleagues the operationalisation of the projects.
  • Lead negotiations with contractors, developers and monitoring agencies.
  • Ensure projects meet timelines, budgets, and quality standards while aligning with company ESG and sustainability goals.
  • Foster partnerships with architects, engineers, and other stakeholders to ensure seamless execution.

Acquisitions and Market Analysis

  • Assist with technical due diligence and feasibility studies for potential acquisitions, ensuring alignment with company goals.

Process and Tool Development

  • Develop a framework for standardized development processes, improving scalability and operational efficiency.
  • Define and implement key development policies and processes including contracting and development monitoring.
  • Drive adoption of best practices in development and construction management across the European portfolio.

Financial, Operational Oversight & Risk Management

  • Manage, in conjunction with the Finance department departmental budgets, including capex planning, cost control, and cash flow forecasting.
  • Deliver with the assistance of the Portfolio Management team, transparent and accurate reporting to internal and external stakeholders.
  • Identify and mitigate risks associated with real estate development projects, such as market risks, construction risks, and regulatory risks. Implementing risk management strategies to minimize potential impacts on project outcomes.

Stakeholder and Network Engagement

  • Cultivate relationships with regulatory bodies, local authorities, and industry peers to support market entry and development goals.
  • Represent Nido Living in the real estate development community, building credibility and a robust network.

Requirements

  • Master’s degree in urban planning, real estate, architecture, or a related field.
  • Fluency in English and at least one additional European language (preferably German or Italian).

Experience

  • 15+ years of experience in development of operational real estate asset classes (PBSA, hotels, co-living), including senior leadership roles.
  • Proven track record of delivering large-scale projects in Europe. Experience rolling out standardised development concepts across a portfolio is a plus Experience with modular construction methods is also sought after.
  • Strong understanding of zoning laws, building codes, and regulatory frameworks across key European markets.
  • Expertise in working in start-up or high-growth environments, balancing ambiguity with structure.
