Job description attached including key areas where full ownership, execution or involvement and coordination is key, together with the rest of the asset management and team.· LEASING-Frequently catch up with agents to follow up on commercialization (coordination / involvement)-Participate in commercial visits together with agents (coordination / involvement)-Get technical inputs and quotes for TI lease proposals (execution)-Prepare commercial offers for tenants (coordination / involvement)-Obtain approval for the lease – aligned with Lease Approval process (execution)-Provide the external property manager with all necessary details to proceed to invoicing (ownership)· TENANT MANAGEMENT-Prepare documents for the tenant handover of the premises (ownership)-Attend regular meetings or visits to obtain first-hand feedback on satisfaction (ownership)-Answer any requests in a timely manner or refer them to the Property manager if required (ownership)-Conduct tenant satisfaction surveys to gather actionable feedback and propose improvement initiatives (ownership)-Key contact with tenants for relevant items (coordination / involvement)· PROPERTY MANAGEMENT-Engage Property manager for any new asset in the portfolio in advance (ownership)-Design service charge budget to ensure implementation is aligned (ownership)-Prepare all necessary documents for tenant handover/end of contract (execution)-Conduct weekly follow-up meetings to track progress on open incidents and any ongoing improvement projects (ownership)-Follow up on assets using the Property Manager platform (ownership)-Analyze Opex/Capex proposals and ensure the budget is up-to-date and meets what has been signed by tenants (ownership)-Review and forecast yearly service charge/capex/opex budgets (ownership)-Ensure that the audit calendar is met – focusing on LEED/Energy performance (ownership)-Review invoicing prior to submitting the direct debit (ownership)-Track tenant compliance with contractual obligations, including LEED annual audits and maintenance reports (ownership)· MARKETING-Provide to mandated partner with the project’s information including DWG/PDF layouts, surface tables, project highlights, and location highlights (execution)-Review the first draft and conduct the first round of comments directly; subsequent rounds require D&C team approval (execution)-Share the final document with agents (execution)-Suggest additional initiatives to improve project visibility/project media plans (execution)-Ensure consistency in materials across countries, including websites and brochures (ownership)-Communication coordination with Agencies (ownership)-Communication initiatives, posts, press releases, etc (ownership)· DEVELOPMENT PHASE-Track the progress of developments with D&C, ensuring alignment with time and budget (ownership)-Evaluate the impact of change orders on BP and their suitability for tenants (ownership)-Check all steps for handover and delivery from Delegated developer, including legal, tax, regulatory, guarantees…(ownership)· INVESTMENT-Provide assumptions to be used in project assessments (coordination / involvement)-Test the market/agents with assumptions regarding location and product typology (coordination / involvement)-Ensure that all documents are correctly saved to facilitate the creation of a VDR in the event of a sale (ownership)· FINANCE-Contribute to the coordination of asset valuations, whether for the bank or investors, including providing inputs to challenge unfavorable outcomes (coordination / involvement)-Coordinate with the Finance Team to provide the necessary information for reporting to banks (coordination / involvement)· PORTFOLIO MANAGEMENT-Optimize TAX with the finance team (execution)-Optimize Insurance with the finance team (execution)-Provide inputs for the complete life cycle financial analysis for projects/assets in the portfolio, with the preparation of a multi-year plan, if necessary, for capex and opex (ownership)-Conduct quarterly fund reporting (WSELP) (ownership)· ESG-In coordination with Technical team, lead the social side of the ESG strategy, with a special focus on obtaining and maintaining B Corp certification (ownership)-Provide necessary information and documentation as required (ownership)Become part of a state-of-the-art asset and logistics management platform| Reporting directly to Top Management– 5-6 years of professional experience in portfolio management, including property management tasks in the real estate sector, with large portfolios and preferably international scope.– Degree in business administration or technical background, preferably with a focus on real estate.– Understanding business KPIs and analysis and reporting models for asset performance, including Capex and Opex Budgets follow up, areas like leasing Contracts follow up – indexation, reinvoicing of expenses, tenants claims…– Used to instruct and manage property valuations and valuers.– Used to managing external teams and providers covering areas like property management, tax and insurance advisors in coordination with the finance team, consultants, technical teams, PPRR, etc.– Very methodical and organized, process-oriented person, used to actively make recommendations clearly and concisely to higher management obtaining approvals from committees and stakeholders.– Ideally has some knowledge in the logistics market, but at least in commercial uses, preferably complex multitenant retail.– Strong analytical skills and attention to detail.– Strong communication skills and team player, with full ownership and initiative on assigned tasks.– Willing to work in a highly driven team environment.– Highly motivated individual with strong interpersonal skills.– Able to navigate ambiguity and to move forward when there is limited data available.– Proficient in Spanish and English (French would be a plus).– Advanced knowledge of Microsoft Excel and PowerPoint.– Familiar with Yardi/Argus will be a plusLogistics management and investment platform focused on developing and managing state-of-the-art logistics spaces currently in Spain, France, and Italy.
